Situated along Avenida Central España, a vital artery in Panama City, the C50 Residences Phase III residential building—originally built in 1965—stands at the intersection of heritage and urban vitality. Decades of tropical weathering had left its boxy, C-shaped massing in a state of decay. This redesign transcends simple renovation, transforming a weathered relic into a vibrant urban oasis that honors its architectural roots while embracing a bold, contemporary future.
The core highlight of this transformation is a sophisticated optimization of space. To meet the demand for high-density living tailored for young couples, the architects reimagined the original 506 m² floor plans. Through strategic horizontal expansion and modular reconfiguration, the building now hosts six efficient 70 m² units per floor. The architects carefully carved the extended slabs into undulating balconies, evoking the rhythmic ebb of the Panamanian coastline. This fluid geometry shatters the original monotony, combined with expansive glass to dissolve the barrier between private sanctuaries and the lively buzz of the street. The original courtyard was maintained and converted into a social hub with lush vegetation, flexible rest areas, a pool, and an outdoor bar, offering a tranquil retreat amidst the bustling city.
The material palette creates a dialogue between Panama’s architectural heritage and modern craftsmanship. Inspired by traditional textures, the architects curated a cohesive selection of neutral tones, matte finishes, and metallic accents. This organic integration extends to the facade’s vertical greenery, which softens the structure's modern lines.
Beneath the aesthetic elegance lies a commitment to technical resilience. Architects and structural engineers collaborated to reinforce the legacy structure, ensuring safety for the increased density while achieving full compliance with modern building codes. Sustainability is also deeply embedded in the project’s DNA: strategically placed balconies and window openings encourage natural ventilation, reducing the reliance on energy-intensive air conditioning. Furthermore, rainwater harvesting, greywater recycling, and drought-tolerant landscaping work in tandem to minimize water consumption.
The C50 Residences Phase III residential building shows the transformative potential of adaptive reuse, seamlessly weaving the solidity of a 1960s legacy into the fluid and sustainable lifestyle of today.
