Fushan Incubation Centre

Fushan Incubation Centre sits beside a main thoroughfare in Fushan industrial zone west of Zhuhai City. Surrounded by a number of manufacturing companies and factories, Fushan Incubation Centre aims to provide supportive working spaces and services for small-scale product R&D services to its neighbours.
Taking up the role of high-end manufacturer’s “incubator”, Fushan Incubation Centre is not only dedicated to core service of R&D space but also focuses on bringing additional services to the community, such as technical consultancy, legal assistance, financial support, marketing consultancy, exhibition promotion etc. Such role requires a breakthrough of spatial composition for an open and flexible space planning.
After studying the typology of incubating spaces and R&D spaces, the concept of innovative incubating “community” came out. Instead of typical high rise towers, a horizontal medium height slab-building is introduced, consisting of 63,000m2 office, 15,800m2 apartment, and 3,000m2 supporting retail. This alternative typology generates a more subtle skyline, tranquil and shaded transitional zones, and abundant shared sky gardens on different levels. Such design encourages communication and idea sharing between young start-up companies. The proposal could be interpreted as a tower rotated sideways to express a much closer distance to its users, thus make it a more vibrant community.
To materialise the above concept, several principles are adopted: Firstly, the core principle is to integrate functions with a series of horizontal open space. Units can be flexibly changed according to the demands from users. Secondly, greeneries are enriched with landscaped outdoor activity spaces and harmoniously merged with building fabric. Thirdly, adequate shared exhibition, meeting and dining spaces are provided to stimulate communication and contacts. Lastly: based on the above principles and human-scale space, the architectural juxtaposition provides flexible circulations for prospective companies to encourage effective communication. In other words, a vibrant community brings creativity.
When there is a will of creating open and harmonious co-working space, there is a way to achieve that. Fushan Incubation Centre will be an amazing and playful community for all users.
