Nestled in Yaojiang New Town in Ningbo, this residence occupies a rare vantage point where expansive river views and abundant natural light define daily life. Formed by combining two original units, the space benefits from a generous 4.32-meter floor height and unobstructed vistas, which became the foundation of the design approach. The homeowner, a single father with two sons, required a highly functional yet refined living environment that supports family interaction, privacy, and long-term comfort.
The primary design challenge lay in the spatial constraints created by two intersecting structural girders—one running east–west and the other north–south—combined with a limited girder clearance of 3.75 meters. Rather than adopting the common solution of a bulky two-flight staircase, which would have compromised usable space, the design centers on a single-flight staircase that organizes circulation across three vertical zones. Through the careful introduction of subtle level changes, including a lowered landing and a sunken passage, headroom conflicts are resolved efficiently while maintaining spatial continuity. This strategy allows the master suite and children’s suites to be clearly zoned on the second floor without sacrificing comfort or flow.
The design further reinterprets the relationship between interior and exterior spaces. Instead of enclosing the original corner balconies, indoor space is strategically reallocated to extend their depth, creating two open balconies that enhance views, ventilation, and connection to nature. Vertical spatial interaction is reinforced through symmetrical, wing-like curved glass elements beside the living room TV wall, allowing light and sightlines to pass between floors while preserving the integrity of the double-height living space.
Functional zoning on the first floor is optimized by relocating the western kitchen and reconfiguring service spaces, ensuring privacy, efficiency, and strong visual order. Natural ventilation is enhanced through carefully positioned ventilation windows that enable cross-ventilation along both north–south and east–west axes. Due to height limitations, ambient lighting is achieved through vertical light columns rather than decorative ceilings.
Ultimately, the project avoids stylistic rigidity and decorative excess. Spatial beauty is achieved through structure, proportion, light, and movement, creating a calm, adaptable home capable of accommodating diverse lifestyles and furnishings over time.
