The homeowners sought to restore and modernize their neglected mid-century modern home while addressing critical functional and aesthetic issues. Their primary goals included creating an inviting front seating area featuring a fire pit, which would reflect the home’s architectural style. Additionally, they needed a solution to the severe drainage issues caused by a driveway that sloped toward the house, leading to significant water damage, rot, and mold problems. The design had to seamlessly integrate these functional improvements with the home’s mid-century charm.

The homeowners’ decision to replace their driveway presented an opportunity to redesign its slope and address the drainage issues effectively. By raising the driveway by 24 inches, we redirected water flow away from the house, eliminating the problem of stormwater pooling at the foundation and preventing further water damage, rot, and mold. This elevation adjustment also created a recessed patio area in front of the home. This design not only resolved the drainage concerns but also introduced a sense of privacy for the new front seating area, despite its placement in the front yard. The resulting space blends functionality with thoughtful design, providing a modern yet secluded area for relaxation and entertainment.

The primary challenge was balancing the simplicity of the design with the precision required for its execution. Key elements such as Corten steel planters, floating concrete steps, and integrated jatoba wood seating demanded meticulous planning and installation to achieve the clean, modern aesthetic while maintaining structural integrity. Additionally, the seating was built into the retention system, further complicating the engineering and execution process. Ensuring each component aligned seamlessly while preserving the minimalist vision required a high level of craftsmanship and attention to detail. We overcame these challenges through meticulous planning of the elevations for all critical elements, including footings, walls, the driveway, and the patio space. This careful coordination not only allowed us to effectively manage stormwater, but also provided a solid foundation for execution of the precision-based design.
