Sited on Lingshui Bay at the edge of Dalian yet closely connected to the city, Huarun Yunjing is conceived as an “urban micro-resort” that reframes everyday residential life as a sustained vacation: tranquil, forested, and unhurried. Comprised of three adjacent parcels, the masterplan stitches a diverse mix of low-density houses, townhouses, mid-rise residences and supporting retail into a single, legible community that expresses multiple faces of coastal living.
Rather than limiting intervention to the development boundary, the scheme adopts a “habitat community” strategy that engages the wider peninsula — the coastal greenbelt, street networks and pedestrian corridors — recognizing that residents’ most frequent experiences occur outside private lots. This ecological, public-minded approach aligns living quality, biodiversity benefits and urban value to create a new-generation, high-quality neighborhood.
Planning prioritizes sea-view maximization. Buildings are staggered, rotated and opened with landscape corridors so that southern exposures and ocean vistas are widely distributed. A fan-shaped deployment on the city grid increases the number of sea-facing units, reduces visual and spatial tension, and cultivates a relaxed, resort-like atmosphere.
Elevationally, form follows program. Large terraces and cantilevered balconies are abstracted through marine gestures — wind-tousled surfaces and curling crest lines — producing an international, minimalist vocabulary that reads as both robust and soft. Rounded terminal edges and expansive terraces give the façades a measured lightness and human scale.
Anchoring the development is the Three-Tier Stone Seaview Clubhouse: a >2,000 sqm public amenity at the most commanding coastal point. Its layered massing evokes the classical image of stones stacked to frame the sea, housing lounges, private dining, pool and fitness, and acting as the community’s spiritual landmark that advances the principle of sea-view equity for all residents.
